4Terra’s involvement with LSeven dates to 2006 and includes more than 120 community presentations on the path toward obtaining entitlements in late 2012. Our strong relationship with the family trust that owned the 3.3 acre property, combined with our diligence in working with the neighborhood to design this unique and irreplaceable asset made us the ideal development partner for Associated Estates Realty Corporation (AEC–NASDAQ/NYSE), which closed on the property in mid-2013.
LSeven is centrally located in San Francisco’s SoMa neighborhood, providing easy public transportation, pedestrian, bicycle, and automotive access to employment and entertainment options throughout the City and into Silicon Valley and the East Bay. After seven years of working with the SoMa community to plan and design the project, LSeven marries the best of the areas’ industrial heritage with the comforts of the modern age.
Comprised of seven distinct buildings, the community will offer residents a reflection of the creative and eclectic nature of the neighborhood – office, art studios, restaurants, café, retail and outdoor spaces – the best of SoMa integrated into one project and at one’s doorstep.
In addition to the variety of ground floor activities, LSeven will offer four distinct residential experiences: flats, lofts, flex units (with attached garage spaces), and two story townhomes. Leasing is currently underway and project completion is expected in Q1 of 2017.
